Behind the Scenes at the Charleston Realtor Summer Conference

Buying or selling a home takes a whole team of people working together to get from contract to closing. As a Realtor, I don’t just open doors — I connect with the lenders, inspectors, attorneys, and vendors who keep the process moving smoothly.

Last week, I attended the Charleston Trident Association of Realtors Conference, where local leaders, industry experts, and vendors shared updates on the market, new tools, and the trends shaping real estate today. Here’s a behind-the-scenes look at why events like this matter — and how they ultimately benefit buyers and sellers.

Why Realtors Keep Learning

The market is constantly changing. At the conference, we heard updates on Charleston’s quality of life, technology’s role in real estate, and how social media and large business acquisitions are shaping the industry.

One powerful takeaway, according to recent polls:

  • 88% of buyers and 90% of sellers used a Realtor in 2024.

  • 51% of customers said service matters more than price.

  • 80% will go out of their way for better service.

It’s a reminder that real estate is still about relationships, service, and guidance — not just searching online.

Why Relationships Matter

Behind every transaction, there’s a team of professionals. A strong connection with a lender, inspector, or attorney can mean the difference between a smooth closing and a stressful one.

At the conference, I caught up with local lenders, home inspectors, and attorneys I trust — the same people I call when timing is tight or unexpected issues arise. These relationships are what keep deals on track when challenges come up. There are certain situations that can’t be resolved online or by a Google search.

Real Stories from the Field

I’ve seen firsthand how teamwork and connections make a difference:

  • Home Inspection Surprise → A West Ashley home revealed extensive termite damage during inspection. While disappointing, we navigated the setback, got out of the contract, and found an even better home for my client.

  • Engagement Party Negotiation → I once had buyers at their engagement party while I was at Universal Studios with my family. A legal question came up, and thanks to my relationships, I was able to reach an attorney by cell phone, get the answer we needed, and secure a ratified contract on time.

  • Last-Minute Lender Call → An underwriter flagged missing documents that could have delayed closing. Because of direct communication and teamwork, we resolved the issue the same day — and my clients closed on time.

These aren’t everyday situations, but when they happen, it’s the relationships and experience that keep everything moving forward.
